As an owner of a building or part of a building, you are legally responsible to ensure it’s kept safe. Poor building conditions can also reduce property value. It is in the best interest of owners to keep their buildings in a good state of repair and maintenance.
 If a problem has been identified with the common fabric of your building, Craigleith Masonry Conservation Ltd is a company with a wealth of experience in the repair, maintenance and conservation of tenement blocks and period properties. Our team of craftsmen are trained to carry out traditional, time proven repairs to the historic built environment.

Major Current Statutory Notice Projects

Craigleith are included on The City of Edinburgh Council’s approved list for Masonry and Conservation works to be carried out in the city of Edinburgh and are currently working on two projects.

24 Melville Terrace, Edinburgh

The property is a 4 storey, Traditional stone built terraced tenement block in the Meadows area of Edinburgh.

    Description Of Works To Roof, Front & Rear elevations:
  • Overhaul slated roof.
  • Renewal of defective lead / zinc works.
  • Repair / renew all cast iron goods, painted on completion.
  • Re-render chimney stalks & form new profiled cast in-situ granite copes.
  • Renewal of plaster work to common stair.
  • Repair works to large stairwell cupola.
  • Replace defective stone with new natural stone, tooled to match the existing forming lintels/cills/ rybatts/ skew copes and quoins to the rear and moulded centre mullion/string  and jambs to the front.
  • Repairs to stonework using Lithomex natural lime stone repair mortar, profiled and coloured to match.
  • Repoint using traditional hydraulic lime mortar.

The work is currently nearing completion and was carried out for the City of Edinburgh Council under Statutory Notice.

19-23a Montague Street, Edinburgh

The property is a 5 storey, B listed, stone built mid-terraced tenement block in the Newington area of Edinburgh.

    Description Of Works To Roof, Front & Rear elevations
  • Overhaul slated roof.
  • Replace defective cement skews with new lead water gates/soakers.
  • Replace lead at centre valley sump box.
  • Repair/renew all cast iron goods, painted on completion.
  • Repair defective plaster work to common stair ceiling.
  • Re-render 9 vent chimney stack & form new profiled cast in-situ granite cope.
  • Re-render 20 vent chimney stack & form new profiled cast in-situ granite cope.
  • Replace defective stone with new natural stone, tooled to match the existing, forming lintels/cills/rybatts/skew copes.
  • Repair to stone work using Lithomex natural lime stone repair mortar, profiled and coloured to match.
  • Repoint using traditional hydraulic lime mortar.

The value of this project is also £100,000.00 and references can be obtained from the same source.

Comiston Road/Comiston Gardens, Edinburgh

    Description Of Works To Front Elevation
  • Repair all cast iron goods, painted on completion.
  • Replace/repair sash & case windows
  • Replace defective stone, forming moulded cills/lintels/rybatts/mullions/string course/cornice.
  • Repairs to stone work using Lithomex natural lime stone repair mortar, profiled and coloured to match.
  • Repoint using traditional hydraulic lime mortar.
  • Stitch stone elements at bay window corners using stainless steel dowels & epoxy resin mortar.
  • Tie back stone elements at bay window to internal floor joists using stainless steel threaded doweling rod bolted at floor joist supports, taken through drilled holes and bolted with specially made stainless steel plates which were carefully recessed into external stone work and finished with Lithomex repair mortar.
  • Repoint using traditional hydraulic lime mortar.

Comiston Road/Comiston Gardens, is Craigleith’s most recent contract awarded by the City of Edinburgh Council, and has recently commenced. The work content is similar to Melville Terrace and Montague Street (detailed above) and the contract value is circa £100,000.00. The Contract Administrator on this occasion, is Messrs Graham + Sibbald, and references can be obtained from Mr Paul Docherty of that organisation, telephone number 0131 240 5321.

Miscellaneous Projects

The foregoing is a brief selection of Craigleith’s current workload. Other major projects are ongoing, such as the renewal of external lime rendering works to the Barcello Carlton Hotel in Edinburgh (the client is the hotel proprietors) and the repair and renewal of school masonry walls for West Lothian County Council.  In addition, Craigleith are engaged on the masonry aspects of new build projects for property developers, such as Sundial Properties Ltd, as well as smaller, individual projects where domestic property owners and tenants engage Craigleith to repair and upgrade the masonry façade and stonework fabric of their properties.
